The designers chose a pre-fabricated material and structure because it saves cost,it reduces site waste and it`s eco friendly. Although costs were drastically cut, this affected the jobs too, because in 2006 170,000 jobs were promised, but in the end they were reduced to just 190.
What do we gain if we use pre fabricated constructions?First of all these modular options cost around 15-20% less than the usual type of construction,there is also an improvement when it comes to waste,because this pre fabricated system produces 70-90% less waste and it consumes up to 67% less energy.
The Atlantic Yards area is in a current development,striving to be a residential zone.The project wants to redevelop 22 acres of Downtown Brooklyn and the aimed areas are: Flatbush Ave, Fourth Ave, Vanderbuilt Ave and Dean St.The initiators of this project were Forest City Ratner Companies.
Frank Gehry designed the plan and this is how he divided the buildings: 6 million square feet were reserved for the residential space, Barclays Center and an entertainment area while 247,000 square feet are for retail purposes,336,000 square feet are for office spaces and 8 acres are spared for an open space.
The project is bigger than this plan, because the client also desires the expansion of the Atlantic Terminal Transit Hub and a new maintenance and storage unit for the LIRR.
